are perhaps one of the biggest areas of the home that is ignored when
home sellers are preparing their home for a sale. Yes, they clean the
bathtub, counters, mirrors, etc. but don’t pay attention to some of the
details necessary to increase the demand for a very profitable sale.
If
you really want to impress your homebuyers, make your bathroom look
more like one at a nice hotel than one you get dressed in everyday. At
the very least, clean it like it has never been cleaned before. Then,
- Add new luxurious towels and floor mats
- Replace the shower curtain
- Remove ALL daily necessities from your countertops
- Wipe excess water from countertops, tub and shower before leaving for the day

Remember that during the home selling process it is imperative that
you help your homebuyers envision relaxing in the bedrooms. After all,
this is where they’ll spend a majority of their relaxation time.
Unless you have more rooms in your home than your target market
desires, then make sure to showcase the bedrooms as bedrooms and not as
an office or home gym. Replace bedding, stage the rooms with matching
lamps and bedside tables, eliminate wild colors, posters, and personal
collections and help the buyer see themselves and their family living there.

Home Selling and Cabinets
Cabinets are the first thing your buyers will see when they walk in
your kitchen. If you want to make a good impression then make sure to
replace or repair aged, worn, or damaged cabinets. Find and install
reasonably priced, subtle and tasteful hardware that matches the color
of the kitchen. Replace doors if necessary to give a more updated
look; just make sure they all match and are appealing to buyers.

Home Selling and Closets
One of the best ways to impress a homebuyer is to help them see all
the storage space you have available in your home. This can’t be done
if your closets and pantries are stuffed full of stuff. Firstly,
eliminate half the items in these areas by packing them away and
storing them somewhere off site. Secondly, organize everything not
hanging and get if off the floor. Third, put pants with pants, shirts
with shirts, skirts with skirts, etc., color coordinate, put everything
on matching hangers (wood is preferred) and hang them in one
direction. Fourth, neatly fold and arrange everything in linen closets
and organize your food pantry like one in a grocery store – like foods
together and labels facing out. Fifth, if necessary, replace or paint
shelving with white colors. Finally, make your closets seem larger by

When buyers see your dining room they will envision their own family
gatherings and celebrations. Help them paint a better picture in their
head by eliminating any personal items you may have in this room and
staging the area for what it is intended to be used for. Present
casual and formal dining areas as rooms that will be easily remembered
when buyers think back to your house. If you lack furniture for the
space, beg borrow, rent or simply buy a dining set. Leave plenty of
walking space around the table, leave extensions out, and don’t place
more than four chairs around the table unless the room allows for
more. Clean and/or update any light fixtures in the room, including
chandeliers if necessary. Also, put a beautiful centerpiece and place
settings on the table to better set the stage for family gatherings.

Examine your flooring closely. Be honest with yourself. If it
needs more than professional cleaning, replace it. You don’t have to
use the best quality, it just needs to have the appearance that it
isn’t worn. Buyers prefer already replaced flooring to a flooring
allowance. Also, make sure to have neutral colored carpet and well

kitchen must be updated with newer appliances, ample counter space,
fresh looking cabinets, clean floors and new fixtures. Remove dated or

knacks remove them. Buyers want to see the space, not the clutter.

During the home selling process, the living room should feel warm,
inviting and like a great place for socializing and family gatherings.
Create a welcoming and appealing environment by removing dated
wallpaper and window treatments or very personal decorating styles.

furniture needs to be repaired, replaced or recovered, do it. Improve
the look of the room with tasteful decorator pillows and a nice
coordinating throw blanket. Remove excess furniture to highlight the
square footage and details of the room. Accessorize minimally by using
the “rule of 3.” Objects in scale of hih, medium and low are visually
appealing. Create an atmosphere where your buyers will linger and want
to stay a while and, more importantly, will envision themselves living
there.
