When staging a property a professional home stager will find useable square footage. Square footage adds value. A stager will do this several different ways. Decluttering is one way to show the useable square footage of a home. Perspective home buyers will need to see beyond "you" when they view your home. They will need to see the uses of the space, not how much stuff you have.
Often times when I am preparing a property for sale I look at each room and determine how I can set the scene to show all the square footage and uses of a space without determining for the buyer how they will use the space. This can be done through furniture and accessory vignettes. For example: if there is a corner in a great room that is away from the entertaining/conversation area a small table with a lamp is enough to help the potential home owner "see" a use for the space without determining exactly how to use the space-only that there is space to use. Pillows in a window seat with a book placed along side is also another way to define more space with use. The more useable square footage the more value is added to the property. This must be accomplished however without adding clutter or limiting the imagination of the viewer.
See below a loft area in a condominium I did. This was a fairly large space and was considered a walk through area. By staging the area with a vignette we were able to show the potential buyer that this space was useable.
Even though the vacant, before picture is no longer available, I believe it is very clear on how to create useable space.
In the example below this property had a substantial area by the stair case that was not being used. With a vignette staging created useable square footage where there was none before, stimulating the imagination of the potential home owner and how they would use this space.
