Short Sale? How Home Stagers Can Help!

In my area, if it is not a Foreclosure, it is probably a Short Sale. This is a buyers market and there is so much inventory, how does a buyer choose? Price? Location? Condition? All of these things? Or is one more important than the other? Prices are low, and all locations seem to be available. I believe CONDITION is the tipping point for most  of these properties. If you are a Short Sale then time is of the essence!

Most buyers, if choosing a home to live in, will pick the one that they felt at "home" in when previewing properties.  And all buyers, unless it's an investor / flipper, needs to have that feeling. If you are a Short Sale, competing against Vacant Foreclosure's you have a unique advantage ~If you prepare your home with home staging. Why? Because most buyers can not visualize where their furniture would go in a vacant house. If your property is properly prepared, the buyers will be able to imagine their belongings in the home. With proper presentation you are half way there!

Most Home Stagers offer consultations with detailed reports at a price lower than you might think. Staging costs are far less than your first price drop, and saves you carrying costs.  Staging works! Let us help!

Great post Wendy.  Good point about being at an advantage when selling against foreclosed homes if your home is staged properly.  Also, what a good return on an investment to hire a stager, handyman, or other contractor, to pay for a storage unit, and/or put in a lot of sweat equity.  It's easy for a home owner to say "ok, drop the price by $4,000" after not getting interest for several months.  However, all of these things together won't usually cost you that much and can be done within a two week period. Plus, the home seller can have a competitive advantage at the beginning of the process, when the very first prospective buyer walks through the door.

So true Wendy! Sellers today cannot afford NOT to do something, even if in the short sale scenario for their property.  Just knowing which things to do - based on a cost effective home staging consultation - will save them time and money and a lot of  what is recommended is generally sweat equity - (sellers own time and effort) which pays very nicely.
