Outdoor spaces should be considered extensions of living areas. Although these areas aren’t counted in the interior square footage of your home, they are often treated as additional rooms. We all know that when the weather is great, people love to be outdoors and will entertain there whenever they can. If your home has a deck, porch or patio, you’re in luck because these amenities are great selling features that should be showcased for maximum impact.

Decks, porches and patios, whether covered or not, are great spaces for entertaining and relaxing. If yours are in need of repair, repainting or re-staining, do the necessary work to make them buyer-ready. Whether you have this work professionally done or do it yourself, you’ll be returning these areas to like-new condition at a fraction of the replacement cost. Consider having concrete areas, decks and fences power washed to remove years of stains, dirt and discoloration. The condition of your outdoor spaces requires the same degree of preparation as the rooms inside your house do.

Toys, lawn equipment, excess furniture, pots without healthy plants in them, smokers, grills, hoses and anything else that’s not necessary should be removed from the area. Showcase the space, not the stuff.

Highlight areas for their intended purposes. If your outdoor furniture has seen better days, it might be time to purchase that new set. If your patio cover or umbrella is worn, replace it. If you have a barbeque grill that’s rusty or seasoned, clean it or purchase a new one. Now is the perfect time to replace what is broken, torn or worn and showcase your outdoor living areas. Remember, you’ll get to take these new pieces with you to your next house, so buy what you like.

Set the scene for buyers to envision their own family gatherings, birthdays and barbeques. Make your house an inviting place for them to want to sit and enjoy what could be their new outdoor space. The longer they want to linger the better!
