If I were selling my home, I'd meet with at least 3 Realtors. I'd ask them the following questions:
- What's your experience selling homes in this neighborhood?
- How many homes are currently listed in this neighborhood and what is their price point?
- What price would you set for my home? Why?
- What challenges do you see in marketing and selling my home?
- How will you market my home?
- Will you have my home photographed by a professional photographer?
- How many photos of my home will you post in the MLS?
- Will you be holding an open house for local real estate agents?
- Will you be holding any other open houses?
- What company do you work for? How many agents are in your office?
- How long have you been a real estate agent?
- Are you a REALTOR?
- Will I be dealing with you, with a team member or with an assistant?
- Are you part of a team?
In addition:
- Ask to see marketing materials from a few of their past and current listings. Do you think the homes are well marketed? Do they look enticing? Are the photographs clear and attractive?
- Ask for the names & phone numbers of their 5 most recent clients. Call them and ask if they would hire that agent again.
- Ask if the provide a free home staging consultation as part of their listing package. Most top agents provide this service.
- Ask to meet at their office. Is the office neat and orderly? Does it look like there is a lot of activity and business being conducted?
Finally, trust your gut instincts, as they are usually right, even if you can't put a finger on it. If you feel uncomfortable with the agent for any reason, walk away. There are too many really good agents out there to settle for a clunker.Don't choose an agent because you feel bullied or you don't want to hurt anyone's feelings.
You are selling your most valuable asset. This is a very important business transaction. Make sure you get the most experienced, professional agent you can find.
