
Staging an occupied
residence can be a challenge simply because its in use. It usually isn't practical to ask
residents to leave their home until it sells. Once the staging is complete and the home looks beautiful
how do the homeowners' keep it looking this way?
I leave my clients with
some suggestions for keeping a freshly staged home looking sharp. Although mostly common sense providing
a checklist motivates sellers to maintain your beautifully staged home.
Get in the habit of doing
the "Ten Minute Tidy" on a daily basis before leaving the house:
- A shelf with baskets near the door where last
minute clutter, mail and newspapers, etc. can be stashed at a moment's
notice.
- Open window coverings for daytime showings and
leave on all lights.
- Use baskets to store kids books, toys etc.
- Install hooks inside the closet door for
backpacks, bags etc.
- Place fresh flowers in a few rooms for a homey
touch.
- Play soft music to create a relaxing
environment and reduce traffic noise.
The following should be
done on a daily basis:
- Vacuum and/or sweep floors. If there are children there will
be sticky spots. Mop them up.
- Keep walkways and front porches free from
bicycles, toys and snow in winter.
- Open windows for a 10-15 minutes for fresh
air.
- Use glass cleaner to keep all appliances,
glass and mirrors sparkling.
Buyers may be offended
by....
- Cooked fish or other offensive smelling foods
Candles do not always mask odors and are a fire hazard when left
unattended.

- Pet odors~ If possible ask a neighbor or
family member to watch any pets.
If not make sure litter boxes are cleaned daily and there is no
evidence of Fido left in the yard.
- Smoke~ Do not smoke inside the home while it
is on the market.
