Buyers need to see the original purpose of the rooms you're selling.  They often see several houses in a day and even though your home stat sheet said it had a "dining room" they may not remember it if it's being used for something other than it's original purpose.  Give buyers what they're looking for in the home, don't make them guess what the purpose of the room is.
