I am wanting to update my kitchen countertops before I put my home on the market. Are Formica countertops outdated? What is the best way to go to have the best return on my investment?

Hi, I am looking to sell my home in the next few months. 1st some upgrades are in order. In my kitchen I need new flooring. I am debating between tile and hardwoods. What is more pleasing to people in the kitchen between these 2 options? Thanks so much, Nichole
