Whether your living room is used formally or casually, it’s an area that should be highlighted for buyers. The living room is often one of the first rooms buyers view when they walk into a home, so it’s imperative that this room be showcased and presented as a warm inviting space for socializing and family gatherings or as a retreat for after-dinner conversations. Although some newer homes are phasing out the formal living room, you should create a family-friendly atmosphere in your room.

Remove outdated wallpaper and window treatments or very personal decorating styles. Repaint dark colors with warm neutrals. Professionally clean carpets or replace well-worn, outdated or stained carpeting if necessary. If possible, purchase some newer pieces of furniture to showcase this room. You’ll be able to take the furniture with you to your next home, so consider what will work well there as well.

If you’re unable to purchase new pieces, consider inexpensive neutral-toned slipcovers for your furniture. Make sure the slipcovers are well-fitted and ironed to remove wrinkles. Nothing looks worse than a wrinkled couch. Use decorator pillows and a nice coordinating throw blanket to add a burst of color. Remove excess furniture from the room and highlight the square footage and the room’s details. Arrange the furniture around a focal point such as a beautiful bay window or fireplace and build a conversation area around that focal point. If the room is large, float the furniture away from the walls to create interest and flow.

Accessorize minimally using the “Rule of 3,” which states that objects in scale of high, medium and low are visually appealing. One piece of artwork over the mantle is a nice touch. A coffee table arranged with interesting books, chunky candlesticks or a tray set for coffee service is also appealing. Create a warm inviting atmosphere so buyers will linger and imagine themselves living in this room.
